Previously set at 10 percent, the conversion fee for leasehold land under any development authority, including the Odisha State Housing Board (OSHB), has been reduced to 3 percent. This reduction of 7 percent is expected to benefit countless individuals across the state, making land conversion more accessible and affordable.

Under the new policy, the land conversion fee will now be calculated at three percent of the land's market value, rather than the previous 10 percent. This reduction aligns with the valuation of land fixed under the prescribed guidelines of the Odisha Stamp Rules, 1952, particularly for gharabari kisan land in the vicinity. The amendment aims to alleviate the financial burden on development authorities and OSHB regarding the conversion of both freehold and leasehold land, ultimately facilitating land purchases for residential purposes.
